How it works

Selling your house, step by step.

No listing, no showings, and no waiting on a buyer's bank. Here's exactly what happens when you sell to Good Investors.

    Monday

    You reach out

Your address and phone, about 30 seconds

  2. 2

    Tuesday

    Quick walkthrough

    In person or by video

  3. 3

    Wednesday

    Written cash offer

    Every number explained

  4. The next week

    Close and get paid

    Or whenever suits you

Need more time? You set the pace and pick the closing date.

  1. 1

Tell us where the house is

Enter your address and phone number, or just give us a call. It takes about 30 seconds. We'll call you back to learn about the house and your timeline, with no obligation.

    • Just your address and phone
    • A real person calls you back
    • No obligation, ever
  2. 2

    We take a quick look

We'll set up a short walkthrough at a time that works for you, in person or over video. There's no need to clean or fix anything first. We want to see the house as it is, so the offer won't change later.

    • About 20 to 30 minutes
    • In person or by video call
    • No cleaning or staging
  3. 3

    Get a written cash offer

Within 24 hours of the walkthrough, you'll get a written offer that shows every number: what the house should be worth after repairs, what those repairs cost, and our costs. It's good for 14 days, so take your time.

    • Every number explained
    • Good for 14 days
    • No pressure to accept
  4. 4

    Close and get paid

Pick your closing date, as soon as 7 days out. A licensed title company handles the paperwork, pays off your mortgage and any liens, and sends you the rest. We cover the standard closing costs.

    • You choose the date
    • Sign in person or remotely
    • Paid by wire transfer or check

Questions about the process

The details people usually want to know before they get started.

See all FAQs
Do you need to see the house?

Yes, briefly. A walkthrough usually takes 20 to 30 minutes, in person or over a video call. No need to clean up first; we want to see it as it is.

Will the price drop after the walkthrough?

No. We put our offer in writing after we've seen the house, so you won't get a lower number at the last minute. The only exception is something neither of us knew about, like a lien that turns up in the title search, and we'd walk you through it.

Can I pick a later closing date?

Yes. Close in a week or in a few months, whatever works for you. If you need extra time to move out after closing, tell us and we'll work something out.

Do I need to be there for closing?

Not necessarily. You can sign at the title company, or they can send a mobile notary to you. If you live out of state, remote signing is often possible.

How do I get paid?

At closing, a licensed title company pays off your mortgage and any liens, then sends you the rest by wire transfer or check.

What if I still owe money on my mortgage?

That’s very common. Your mortgage is paid off at closing through the title company, and you receive the rest of the proceeds.
